Port Angeles Area Neighborhood Information
 

Neighborhood is so important to people. They want to like where they live. Here's a brief description of various neighborhoods in the Port Angeles area: 

CHERRY HILL runs from 2nd St south to Park, from the ravine east to Lincoln. The real heart of it is between 8th St south to Lauridsen Blvd. 

This is an older section of Port Angeles so it is filled with charming craftsman style homes. The Catholic Church and school are in the middle of Cherry Hill. One of the best known bed and breakfasts, the Tudor Inn, is across the street from the church. Resale is always strong in the Cherry Hill area. 

SEAMOUNT is a west side development that was begun in the 70's but has some relatively new houses as well. It is characterized by the evergreens that are in the greenbelts between the houses. The homes are in the mid to upper mid range for price. 

CRESTHAVEN is a development perched on a hill just north of Peninsula Community College. Thus it offers magnificent marine and city views. Some of the homes also have mountain views. Also begun in the 70's, this area has several lots available, so you can build your dream home. Homes begin just under $200,000 in this neighborhood. It is a very convenient location. 

FOUR SEASONS RANCH is just east of town and runs along either side of Morse Creek where it enters the Straits. A lovely area, it features a clubhouse with a pool and a 9 hole golf course. There are both marine and mountain views here. Homes start in the mid range but can escalate as the square footage and view increases into some of the higher ranges. 

MT. PLEASANT ESTATES is east of town on Mt. Pleasant Rd. A development begun in the 90's, it features a road down to a picnic area on Morse Creek. The lots are five acres but the homesites are closer to one acre. Homes start generally above $200,000. There are some marine views and many excellent mountain views.

Most sellers know that buyers are attracted to homes that are spotlessly clean, well-maintained and tastefully decorated. Sometimes the seller can't make the extra effort to prepare the home for showing. Some real estate listings are being sold to settle estates or by someone who has been transferred unexpectedly and didn't have time to complete the necessary cosmetic repairs. Homes that need work are often exceptional values.

When a real estate agent shows you a house that needs help, try to imagine how it would look with new carpet, a fresh coat of paint and your furniture settled inside. Because the condition and overall appeal of a house have such an impact on the selling price, "fixer-uppers" are often priced lower than comparable homes. If the home is structurally sound and has updated systems, a small investment of "elbow grease" and paint could make it look fabulous.
